An industrial look to a growing riverside neighborhood

Manchester has earned a reputation as one of Richmond’s fastest-growing neighborhoods. For a long time, this was a former industrial area, marked by large parking lots and the occasional hip destination, like Legend Brewing and Plant Zero Café. But now the neighborhood is known for being trendy. It’s populated with restaurants in sleek neo-industrial buildings, and midrise condos and rowhomes have grown up near the James River. There are still some kinks to work out – residents have said for years that Manchester needs a major grocery store – but overall, the downtown skyline views, access to nature and trendy vibe is enough to keep homebuyers pouring in.

Along the portion of Hull Street that feeds into the Mayo Bridge, residents will find a mix of old and new restaurants. Croaker’s Spot, for example, is a classic soul food destination where cornbread is a must. But then there’s Pig and Brew down the block – also very southern, with ribs and brisket on the menu, but set in a black neo-industrial building. Sure, there are fast food options like McDonald’s and fast casual spots like Chipotle, but the scene is gravitating towards more bespoke experiences. Even the Manchester Market feels ready to serve the most specific customer, with its vast array of snack items and beers. Meanwhile, the streets forking from Hull provide more dining options to explore. Café Zata sits at the corner of Bainbridge Street and 7th Street, offering up a daily dose of coffee and sandwiches in a renovated white brick building. Then there’s Legend Brewing just a few blocks further down 7th – maybe not as polished as some of the neighborhood’s newer establishments, but a testament to Manchester’s gritty urge to march to the beat of its own drum. Grocery shoppers typically go to Farm Fresh, about 2 miles north near Church Hill.

Brick and steel condo buildings

On a stroll through Manchester, homebuyers will see a mix of single-owner homes, midrise condo buildings and rowhouses. While some properties have shallow front yards and small fenced back yards, as one gets closer to the riverfront, the mature trees begin to disappear, and the landscape turns increasingly urban. The condos and rowhouses reflect that, presenting bold brick and metal facades. On the back end of the neighborhood, though, modern colonial homes with symmetrical facades, large front windows and wide, covered front porches are prevalent. But there are also American Foursquare homes. Overall, properties range in price from $300,000 for a single-owner home up to the $800,000s for a three-bedroom rowhouse – and demand is high. “Properties here get snatched up very quickly,” says Christopher Blake, real estate agent with Monroe Properties. “For the past year and a half, I’ve been getting multiple offers on all of these units.”

Spot wildlife along the Buttermilk Trail

It's easy to spend an afternoon picnicking at the neighborhood park, Alice Fitz Playground, where kids can also climb and slide in the play area or shoot hoops on the basketball court. The park features a community garden with raised beds, alongside a pollinator garden bursting with milkweed and coneflowers. For more outdoor exploring, hikers and bikers can head toward the river and hop on the Buttermilk Trail, a 4.5-mile trail that travels in parallel to the rapids. Nature enthusiasts may even spot wildlife such as deer, turtles, snakes and herons. With plenty of off-shooting footpaths on the trail, visitors can make their way down to the river with ease, for sunbathing and swimming.

Friday Cheers in the summer, Folk Fest in the fall

Residents interested in events have quick access to Brown’s Island via the Potterfield Bridge, a pedestrian path that leads across the river. May and June bring Friday Cheers to the island, which features a curated collection of musicians and beer vendors. And in the fall, the Richmond Folk Festival brings three days of music, food and people watching – it’s known for drawing visitors from all over the country, and performers from all over the world.

Career guidance at Armstrong High's Future Center

Kids can attend J.H. Blackwell Elementary, which has a 13-to-1 student-teacher ratio and earns a C-minus from Niche. Martin Luther King Jr. Middle brings the student-teacher ratio to 11-to-1, and receives a D-plus. Armstrong High is an enduring institution, having been founded in 1865. Today the school features a Future Center, where students can receive guidance on college applications, financial aid and how to secure employment after high school. Niches gives it a C-minus rating overall.

Walk across the Potterfield, Mayo and Lee Bridges

Manchester has a grid plan layout, with roads running toward each other at right angles accompanied by wide, paved sidewalks. Many people who prefer to walk choose this neighborhood for its pedestrian amenities: the Mayo Bridge, Robert E. Lee Bridge and Potterfield Bridge are all readily accessible and take strollers to downtown Richmond. Public transportation is available through buses on Hull, which likewise go downtown or head south towards Forest Hill Park. Drivers can also use the aforementioned bridges, minus the Potterfield, which is pedestrian only. An on-ramp to Interstate 95 is also part of the neighborhood, making it commuter friendly.
