A streetcar suburb on the banks of the James River

Richmond's Woodland Heights neighborhood, originally the result of booming American electric streetcar operations in the late 1880s, is an eclectic mix of modern living with an old-fashioned feel. Established by the Southside Land & Improvement Company in 1889, it was one of the first planned streetcar suburbs in the city. The neighborhood became a nationally recognized historic district in 2009. Woodland Heights, set along the city's James River, continues to attract residents for its convenience to downtown and easy access to the river and all its attractions. "Woodland Heights is a super residential area with many historic homes," says Richmond native and southside local Jeannina Moore. "One of the best things about it is that it borders Riverside Drive and is close to the Buttermilk Trail. You could walk down to the river every day if you wanted."

Historic homes and modern construction along the James River

About three-quarters of the 80-block neighborhood was built between 1895 and 1935. Among the first houses to be built in Woodland Heights was the circa 1890 T.D. Mann house, a Victorian Queen Anne-style residence. Colonial Revival and Craftsman are common architectural styles. Tudor Revival, Cape Cod and Italianate Four Square houses can also be found in the neighborhood. There is also some modern construction, including the high-rise Riverside Apartments building that overlooks the James River. Prices in the neighborhood range between $250,000 and $700,000.

Close to parks along the James River Park System

About a mile away, Forest Hill Park offers a great summer treat with its Music in the Park events, which bring together neighbors for an evening of live music. The South of the James Market, an open-air, producer-only farmers market selling locally grown and handmade items, is also held in Forest Hill Park. It's open year-round on Sundays. "The park is one of the most popular places to go on weekends. You'll see people hiking, biking, and playing pickleball, and you can hear live music at the farmers' market," says Moore. For those looking to garden or to grow fresh produce, the neighborhood is host to the McDonough Community Garden, an effort to bring homegrown fruits and veggies to the neighborhood. Canoe Run Park is a scenic spot on the banks of the James River. Visitors can use walking trails, a large athletic field and a playground. Outdoor enthusiasts can also enjoy the 4-mile Buttermilk Trail, part of the James River Park System, which runs through this neighborhood.

Close to amenities along Forest Hill Avenue

The neighborhood is bordered by one of the southside's major roads, Forest Hill Avenue. Residents are just a short walk, bike or drive to beloved restaurants like Crossroads, a cafe, or Laura Lee's, a popular dine-in or take-out spot. When residents need more, they can head west on Forest Hill Avenue and find grocery stores like Aldi and Walmart and big box stores like Target. The road also connects to other southside retail hubs, like Chesterfield Towne Center and Midlothian Turnpike. Residents can also head east on Forest Hill to connect to the city.

Schools are part of Richmond Public Schools

Students start their education at Westover Hills Elementary School, which earned a C-minus grade on Niche. The Patrick Henry School of Science and Arts is an application-based charter school in the neighborhood. It focuses on environmental education using a science, technology, engineering, arts, and math (STEAM) curriculum. Students then attend Lucille M. Brown Middle School, which has a C-minus grade, before filtering into Huguenot High School, which has a C grade.

Getting around Richmond's southside

This active area offers bus routes and bike lanes along major roads. Most residents use their cars, and bridges and local highways like I-195 connect them to almost anywhere in Richmond. The local medical center, Chippenham Hospital, is less than 4 miles away. When residents need to leave the area, the Richmond International Hospital is less than 20 miles away. Offering historic homes, James River parks, and easy access, Woodland Heights is a charming and convenient neighborhood.
