Martin’s Landing doubles as a neighborhood and gigantic playground 5 miles from downtown Roswell. With an abundance of trails, the 2,000-home community sits on 1,000 acres stretching along the Chattahoochee River. “It’s a massive neighborhood that is super outdoorsy. There are tons of recreation opportunities and awesome community events,” says seasoned area Realtor Jamie Grace Miller of Atlanta Fine Homes Sotheby’s International Realty. The HOA community teems with wildlife, from deer to foxes. If residents aren’t biking or walking, they’re playing tennis, at the pool, or canoeing in Martin Lake. “The residents like to know their neighbors and enjoy amenities, yet they want to be surrounded by nature, and the schools are highly rated. It’s all right there,” says Realtor Juli St George of Keller Williams Realty Intown Atlanta, who has been selling real estate for over a decade.

Martin’s Landing home prices vary by lot size

Colonials, split-levels and ranch-style homes are situated along hilly roads shaded by towering pines and sturdy oaks. Dwellings, typically built in the 1970s and '80s, often have patios or decks. Homes on larger lots sell for $625,000 to $1.3 million, while those on smaller lots range from $420,000 to $600,000. Houses average 20 days on the market with a median price of $570,000. Townhouses sell for $320,000 to $780,000, while condos range from $145,000 to $275,000. Depending on the home, monthly HOA fees can range from $8 to $400. River Road and the area around Martin Lake are in high-risk flood zones, but most homes in the neighborhood are not at risk of flooding, according to maps from the Georgia Department of Natural Resources. The neighborhood’s CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

From rackets to paddles in Martin’s Landing

With three pools, 15 tennis courts and many trails, recreation is around every corner. Off Riverside Road, a panoramic view from the River Lodge’s clubhouse overlooks a pool and river. Residents can fire up the grill near a gazebo to refuel after a tennis match. At the center of the neighborhood, a 2-mile walking and biking trail circles the 53-acre Martin Lake, where canoes and paddleboards are frequent sights. Off Martin Road, trails traverse the 5-acre North Pond while children play soccer or toss a Frisbee on the grassy field. The Chattahoochee Nature Center, 5 miles west, is another outdoor hot spot. Animals that greet hikers on the wetland trails include beavers, herons and frogs.

Students attend highly rated Fulton County Schools

The neighborhood is part of Fulton County Schools, which is rated A on Niche. Students may attend Esther Jackson Elementary School, rated B, located at the heart of the community off Martin Road. They proceed to the B-plus-rated Holcomb Bridge Middle School and the A-rated Centennial High School, an International Baccalaureate school with AP courses and a dual-enrollment program. With Georgia’s school choice laws, students may attend schools outside of their zoned areas.

Dinner and drinks in downtown Roswell

Canton Street in downtown Roswell, 4 miles west, is teeming with restaurants, bars and coffee shops. Monkey 68 is a popular spot for sushi and cocktails. “It’s a beautiful setting in an old historic home,” Miller says. Little Alley Steak serves classic steakhouse dishes on brick-paved sidewalks and the second-floor balcony. At the Connexion shopping center across Holcomb Bridge Road, Taqueria Tsunami’s Latin-Asian fusion dishes and From the Earth Brewing Company’s farm-to-table plates are served in outdoor dining areas. Other businesses in the shopping center include spas, pet stores and Planet Fitness. Publix is 2 miles away on Holcomb Bridge Road.

Highway 400 transports residents to downtown Atlanta

Heading south on Highway 400 just outside of the neighborhood takes residents 20 miles into downtown Atlanta or to Interstate 285, which circles the city. Future express lanes are planned to ease traffic at the 285-400 interchange. Martin’s Landing is 22 miles east of Cobb County International Airport and 33 miles north of Hartsfield-Jackson Atlanta International Airport. Wellstar North Fulton Medical Center is 6 miles north.
