"Denny Blaine is a beautiful, well-located neighborhood that has stood the test of time," says Tammy Heldridge, a real estate broker with Windermere Real Estate who is GREEN certified by the National Association of Realtors. Also known as Harrison, the neighborhood is one of the city's most affluent; multimillion-dollar homes are the norm. It's also toward the north end of what's considered the Central District, historically one of the city's most racially and ethnically diverse areas.

Multimillion-dollar homes with history
Among Denny Blaine's impressive homes are those dating back over a century. Many have been remodeled while retaining their historical charm. "It's a place that people end up investing in and staying for a while," Heldridge says. Early-20th-century architecture includes Craftsmans, Northwest contemporaries and Colonial Revivals.
The newest homes, built in the last few years, were designed to fit in with the neighborhood. The residential environment is walkable, with wide streets, sidewalks and shade trees. Few homes sell for under $1 million; prices typically range between $1.6 million and $3 million. For $6 million to $9 million, a buyer can get an estate home with over 6,500 square feet of space and luxe features like wine cellars, pools, terraces and courtyards.

Beaches, including clothing optional Denny Blaine Beach
There are several parks and beaches along Lake Washington's western shore, close to Denny Blaine. Madison Park, north of Denny Blaine, has a swimming beach with lifeguards, a bathhouse, a public dock, tennis courts and children's play spaces. Madrona Park, to the south, has lifeguards, a jogging path and a dance studio for Spectrum Dance Theater, located in a historical bathhouse building. Viretta Park has a memorial bench dedicated to Kurt Cobain, who lived in the area directly preceding his death.
Madison and Madrona are 2 miles apart, with Denny Blaine Beach in the middle. Denny Blaine Park, which includes the beach, is mainly visited for swimming, volleyball, sunbathing and picnicking. Like others in the area, Denny Blaine Beach is considered an unofficial nude beach. In 2024, the city's Department of Parks and Recreation proposed splitting the park into zones: nude and clothing-recommended, but this did not come to pass. To rescue bare feet from the threat of blackberry thorns, volunteers have worked to remove the invasive Himalayan blackberry plants. Besides holding landscaping work parties, the stewardship group Friends of Denny-Blaine Park helps maintain and enhance the park.

Close to the Seattle Tennis Club and the arboretum
About a mile from Denny Blaine Park is the Seattle Tennis Club, an exclusive venue that has hosted the state's most prestigious tennis tournament, the Washington State Open, since the club opened in 1890. Denny Blaine is roughly a mile from the Seattle Japanese Garden, which sits at the southern end of the 200-plus acre Washington Park Arboretum. The multiuse Arboretum Loop Trail links Madison Street to the University of Washington campus.
Shops and food on East Madison Street
East Madison Street is the area's commercial corridor, focusing on small, locally owned businesses. East Madison Street runs for miles, but depending on the address, some shops and restaurants are within walking distance of Denny Blaine homes. Cafe Flora specializes in vegetarian cuisine. There's sushi at Nishino and elegant small-plate dishes at the Spanish-inspired restaurant The Harvest Vine.
In the Madison Park neighborhood north of Denny Blaine, a section of East Madison Street has a hardware store, pharmacy and banks. Bert's Red Apple Market, a mainstay for generations, has produce, a deli and a floral department. Community involvement is a priority for Bert's; among other civic good deeds, the business provides sponsorships and donations for McGilvra Elementary School. Other grocery options a short trip from Denny Blaine include PCC Community Markets, Trader Joe's and Safeway.

One of the state's top 20 school districts
Kids may attend public schools in the Seattle Public Schools District, one of the top 20 districts in Washington. McGilvra Elementary earns an A grade from Niche, and Edmond S. Meany Middle receives a B-plus. Garfield High, with an A grade, has more than 40 clubs.
Private school options in Denny Blaine include The Bush School, a kindergarten through 12th grade institution rated A-plus, and The Valley School, which serves pre-K through fifth grade. Higher education options close to home include the University of Washington —U-Dub — a few miles away. The Seattle campus has approximately 33,000 undergrad students and offers over 180 majors.

Public buses, easy to pay with ORCA
The neighborhood is just a few miles northeast of Downtown Seattle. Public bus routes include one that goes along East Madison Street on the way to downtown. Another is traveling from Queen Anne Hill to Madrona Park, with stops along East Denny Way. It's easy to pay with the refillable ORCA card. For longer trips, drivers can access state Route 520 to the north and Interstate 5 to the west. It's about 15 miles to Sea-Tac, Seattle-Tacoma International Airport.
"People in Seattle love to be active," says Rachel Schulkin, public affairs manager for Seattle Parks and Recreation. "There are climate-friendly solutions like biking and public transit." Electric bikes have gained popularity due to Seattle's hilliness. Some of Denny-Blaine's steeper streets are 39th Avenue East and, not surprisingly, Hillside Drive East.
