Comstock Park: epicenter of neighborhood
Comstock, 3 miles from Downtown Spokane, is known for the historic Comstock Park. “Comstock Park is the epicenter of the area,” says Mike Bass, managing broker with Century 21 Beutler & Associates and resident. “Homes are placed within walking distance of parks and recreation.” The park is named after one of Spokane’s first mayors and was designed by Harold T. Abbott, a landscape architect and the superintendent of parks in the 1940s. Abbott oversaw the creation of several green spaces, including the nearby rose gardens in Manito Park, another popular spot within the area. Events and outdoor activities also occur within the park, making it a neighborhood gathering place. According to the CAP Index crime tracking database, the crime score is 2 out of 10, with 1 indicating the lowest crime. The national average is 4.
Historic and contemporary homes
“There are a variety of homes available to buy in the Comstock area,” says Bass. “A full gambit of buyer options.” Homes in the area are a mixture of historic and new builds. Homes are in the bungalow, minimal traditional, contemporary and Craftsman styles. Townhouses and condos are also present in the area. Home prices depend on sizing and style. Large, historic, newly built or renovated homes go for $900,000 to $1.3 million. Smaller homes in the bungalow and minimal traditional styles cost $300,000 to $575,000. Townhouses and condos range from $400,000 to $600,000.
B-plus rated Spokane School District
The Spokane School District serves this area, receiving a B-plus from Niche, and is the third-best school district in Spokane. Students attend Jefferson Elementary School, receiving a B-plus, and Sacajawea Middle School, receiving an A-minus. Ferris High School, receiving a B-plus, has a running start program for its eleventh and twelfth-grade students that lets them participate in high school and college-level courses at select institutions. Jefferson, Sacajawea and Ferris are listed as some of the best schools in the Spokane area.
Local park attracts over 150,000 visitors
One of the area's main attractions is Comstock Park, which opened in 1938. This longstanding green space is a favorite gathering point for the community. Residents can play tennis, walk or jog along the walking path. Younger residents may enjoy the play structure or the picnic areas used for parties and summer get-togethers. The park is also home to Comstock Aquatic Center, which has a lap pool, shallow kids’ area and a deeper diving section. Manito Park is another big draw, featuring 78-acres filled with gardens, a conservatory, a pond, walking trails and other notable amenities. Visitors to the park each year number over 150,000.
Manito Shopping Center and South Grand Boulevard
Along South Grand Boulevard is Manito Shopping Center, a commercial hub featuring a grocery store, eateries and retail locations. REMEDY serves elevated comfort food and a rotating draft list on its rooftop patio. Another favorite is Gordy's Sichuan Cafe, a casual but authentic Sichuan restaurant with many vegetarian and vegan options. For a morning pick-me-up, Thomas Hammer Coffee Roaster is the closest option. This Washington and Idaho coffee chain is known for its small-batch roasted coffee.
Route 195 and bus stops
Comstock is a car-dependent area, with Route 195 nearby and access to the Spokane International Airport via I-90. Public transportation is accessible along major roadways bordering and cutting through the area.
Spokane Symphony
Comstock Park draws large crowds during Labor Day when the Spokane Symphony hosts a free concert. “It’s amazing, I attend it myself,” says Bass. Manito Park also hosts various summer events, including a Fall Plant Sale and the Manito Park Art Festival. Residents may attend religious services at Temple Beth Shalom, South Hill Bible Church, Manito United Methodist Church, Manito Presbyterian Church and The Church of Jesus Christ of Latter-day Saints.
