Longtime suburb north of downtown Spokane
Country Homes used to be out there. The northernmost suburb in 1960s Spokane, it originally appealed to those who wanted “country” living on the outskirts of town. As the city grew in the 1990s and 2000s, though, this appeal shrunk. Similar neighborhoods, such as North Indian Trail and Five Mile Prairie, started popping up to the west, and a commercial sector began in the east. Country Homes became not so much country as part of the wider city.
Even so, this rustic feeling is still present throughout the neighborhood. Sidewalks are limited, and roads are wide. Giant pine and spruce trees have matured over the years, towering above long-established homes. “It’s an older area and a classic Spokane neighborhood,” says Chris Canning with Coldwell Banker, a Realtor since 2016 and a former resident. “It has those 1960s brick ranch-style homes, and it’s mostly larger families and people cohabiting. The schools are highly sought after, and there are too many parks in that area to count.” This neighborhood is also close to many businesses along Division Street and the Newport Highway, and it’s about 8 miles from downtown.

Ranch-style homes east of Five Mile Prairie
While Country Homes has everything from 1920s bungalows to 2020s contemporaries, ranch-style homes from the 1960s are the most common. These homes are older than those in neighboring Five Mile Prairie, which was mostly built in the 2000s. However, lot sizes are about the same at roughly a quarter acre. This is bigger than the compact neighborhoods to the south, closer to downtown Spokane, and homeowners have more room with front and backyards. Most of these yards are flat, but westernmost yards are sloped since they back up to a forested bluff. Fixer-uppers with less square footage start at $215,000, while move-in-ready, bigger homes can reach $985,000. The neighborhood’s CAP Index Crime Score is 6 out of 10, higher than the national average of 4.

Top marks for Mead School District, Whitworth University
The Mead School District gets an A-minus from Niche and ranks as the No. 1 school district for the Spokane area. Evergreen Elementary scores a B-plus in the southern part of the neighborhood. Highland Middle receives an A-minus to the west, and Mead High gets the same score to the north. Clubs at this high school range from Dungeons & Dragons to mountain biking. Also on the neighborhood’s northern side, Whitworth University is a private Christian university with over 100 academic majors and programs. Its student-faculty ratio is 10-to-1, and roughly 85% of its classes have fewer than 30 students.

Holmberg Park and the Little Spokane River
Holmberg Park is central in the neighborhood with over 100 acres of green space. An undeveloped conservation area makes up most of this acreage, and its hiking trails crisscross a pine forest and a hilly field. “There’s good sledding there in the winter,” Canning says. “The park staff puts up hay bales in front of the trees, so nobody gets hurt. Kids can get going really fast since the hill is about 200 feet tall.” About 10 acres of the park are developed, though, and this smaller section has a pool, softball field, basketball court and tennis courts. Sky Prairie Park, another neighborhood park, is a few miles southwest with walking paths and a playground. For more space, the Little Spokane River flows just north of Country Homes. This river, despite its proximity to the city, gives the feeling of being out of town; elevation increases north of the water, and its wooded trails have wildlife such as deer, turkeys and bald eagles. With almost 9,200 acres, Riverside State Park protects both the Little Spokane and Spokane rivers and connects to other recreation areas along the water.

Close to businesses on Division Street, Newport Highway
Country Homes has two commercial districts on its east side. Division Street has many locally owned businesses, and it’s walkable from most homes. Rancho Chico is here for highly rated Mexican food, and Bigfoot Pub & Eatery is next door with classic bar fare. “We get people from all over, but it’s mostly locals,” says Jen Belandis, who progressed from longtime regular to bartender. She’s been in Spokane since 2016, but the bar’s been here since 1972. “We have an arcade with air hockey and Skee-Ball, so a lot of families come in here during the day. After 9 p.m., we’re in full bar mode. Our Cuban sandwich is bomb, and the pork nachos are really good too.” Additionally, the restaurant has live music on the weekends and pool tournaments on Mondays; karaoke happens on Tuesdays, Wednesdays and Thursdays. The other commercial district, the Newport Highway, is just east with chain department stores such as Target, T.J. Maxx and Dick’s Sporting Goods. Costco is also in this area for bulk products.

Division Street to downtown Spokane
Similar to other older neighborhoods in Spokane, Country Homes has few sidewalks, but wide streets can be navigated on foot. Most people drive on busy thoroughfares and the city as a whole, though. Division Street, along with being a commercial district, is also the main thoroughfare into downtown Spokane. Driving from the neighborhood’s south side, the trip is about 5 miles, but traffic can slow during lunchtime and rush hour. This road also connects to the Newport Highway and Spokane Corridor for access to the city’s north side. The Spokane Transit Authority operates buses along these thoroughfares, and route 25 has several stops through the neighborhood.
