New planned community in Loudoun County
Located 35 miles west of Washington, D.C., Hartland is one of Loudoun County’s newest neighborhoods, with 775 newly constructed single-family homes with room to spread out. “The appeal to this community for my buyers was that the lots were larger, which tends to be going away in new construction,” says Nancy Pav, local Realtor at Century 21 Redwood Realty. “It’s not like what we’re usually seeing in Northern Virginia with builders coming in and building on very narrow lots.” Plus, Hartland’s proximity to tech jobs in Fairfax County, highly rated Loudoun County Public Schools, dozens of wineries in “D.C.’s wine country,” and several new parks solidify the neighborhood as a desirable new development in Northern Virginia.

Spacious, Craftsman-style houses in new subdivisions
Front yards are dotted with young trees and newly planted landscaping, and wide, sidewalk-lined streets offer street parking in addition to each home’s garage. All the homes sit on at least a quarter of an acre of land, though a few properties have half an acre or more. These multistory modern Craftsman-style homes usually have between four and seven bedrooms and at least 4,000 square feet of interior living space. Built between 2021 and 2024, properties are priced from $1.2 million to just over $2 million in the neighborhood. Hartland has a CAP Index Crime Score of 1, indicating a very low crime risk.

Students attend one of Loudon County’s newest schools
Students in Hartland are zoned for Loudoun County Public Schools, and many begin at Elaine E. Thompson Elementary, which is not yet graded by Niche. The elementary school opened in 2022 in a newly constructed, three-story “green” building with solar tubes funneling in natural light and rooftop solar panels. Children can continue to A-rated Mercer Middle School and A-plus-rated John Champe High School.

Old Farm is one of many wineries close to home
The Old Farm Winery at Hartland spans 35 acres of preserved land in the community and is one of more than 50 wineries in Loudoun County. Locals can enjoy a glass of wine on the lawn or in the tasting barn at this family-friendly venue. "They've been discussing making a pathway so people can get to the winery easier from the neighborhood," Pichardo says. The winery also hosts events, including live music and food trucks on weekends and a spring wine festival. "It was such a great success last year, we're doing it in the spring as well as the fall this year," Pichardo says. The festival has tastings from several local wineries and vendors around the farmhouse. Nearby Willowsford Conservancy sells locally grown, organic flowers, seasonal produce and eggs at its farm stand and through its delivery service. It also has educational programs for the community to learn more about native plants and wildlife. Conveniences such as Peet’s Coffee and a Regal movie theater are located at Brambleton Town Center, and chains like Harris Teeter and Home Depot are just off John Mosby Highway.

Community amenities and a new, 257-acre park
The community has its own recreational amenities, including a clubhouse with a gym, an outdoor swimming pool, and a small walking trail around a pond. Residents’ monthly HOA fee of $231 covers the cost of maintaining these community spaces, as well as high-speed internet and trash pickup. A couple of miles east, Hanson Park has over 250 acres of outdoor facilities, including a skate park, pickleball courts, a nature center and a fishing pond. “In Hartland, you’re right next to this huge, new regional park, so you have tons of trails, nature and open space,” Pav says.

Commuting around Northern Virginia from Hartland
Hartland is car-dependent. Pav says many area residents work in the technology sector in nearby towns such as Reston and Herndon, both about 15 miles east. Drivers commute to these towns via State route 772 and VA-267. Washington, D.C., is about 35 miles east. Residents can park at the Ashburn Metro Station and ride into the city on the Silver Line in about an hour and a half. StoneSprings Hospital Center in nearby Dulles is one of several nearby medical facilities, and Dulles International Airport has hundreds of daily flights about 12 miles east.
