A tight-knit and secure age-restricted community

Roughly 35 miles northwest of Phoenix near the foothills of the White Tank Mountains in the city of Surprise, Arizona Traditions provides active living to residents aged 55-and-older. Anchored by the Arizona Traditions Golf Club, the community is popular among golfers, though residents of all interests have access to an abundance of indoor and outdoor recreation activities across the community’s three clubhouses, which include the main community center at the golf course and two smaller neighborhood centers. The gated community provides 24/7 manned security, setting it apart from neighboring age-restricted communities, namely those under the Sun City umbrella, like Sun City West and The Grand. Arizona Traditions is also significantly smaller than these other adult communities, which neighborhood resident Eileen Sixbey, an agent with Kenneth James Realty, says is a draw for buyers. “I love Sun City West, but you feel more of a sense of community here because it’s more intimate with fewer homes,” she says. “If you want to buy in Arizona Traditions, it’s probably because you’re looking for something a little more close-knit. When I place residents in Grand and West, and they meet someone, I tell them to make sure they get their number because they may never see them again. You’re not going to run into them walking like you do here.” According to Sixbey, this sense of community allows residents to easily forge personal relationships, which prove to be particularly important during times of need. “People check on you,” she says. “God forbid if you ever took a fall or had an accident, you can call someone, and they will be at your house in two minutes.” Residents also have a low risk of violent and property crime. The community earns an overall CAP Index Crime Score of 1 out of 10, compared to the national average score of 4 out of 10.

A centrally located golf club and three additional recreation centers with nearby hiking trails

Lined with mature pines, The Arizona Traditions Golf Club is an 18-hole par-70 course that allows golfers to tee off with views of the White Tank Mountains. At the main community center, residents can take a dip in the large lap pool or the smaller resort pool, while a third swimming pool can be found at the Retreat neighborhood center. Across the community’s three recreation buildings, residents also have access to six pickleball courts, four tennis courts and four bocce ball courts, as well as two fitness centers and other indoor recreation activities like shuffleboard, billiards and poker. The community also has several small pocket parks with greenspace for picnicking, including Horseshoe Park, which hosts softball games against teams from neighboring retirement communities like Sun City West and The Grand. The Sun Valley Trailhead is just a couple miles from the community, serving as an access point for the 315-mile Maricopa Trail that encircles the Phoenix metro area and connects popular mountains parks, including the White Tank Mountain Regional Park, which offers an additional 40 miles of trails and is frequented by the community’s hiking club.

Single-story homes built between 1997 and 2013

The community's 1,768 homes were built between 1997and 2013. All homes within the community are single-story ranch-style and have Spanish architectural influence with stucco exteriors and clay-tile roofs. Floor plans range from around 1,100 square feet to just over 2,300 square feet. Smaller homes start in the low $300,000s, while those on the larger end with private swimming pools on the golf course can be over $600,000. While some homeowners landscape with grass, most opt to use gravel and other drought-tolerant plants including palm trees and cacti. Homes have attached two or three car garages that face sidewalk-lined streets. While the community is still popular with snowbirds who stay exclusively during the winter months, Sixbey says, “I don’t get as many people now saying that they want to maintain a second home. We are seeing more full-timers than ever before, so it’s not a ghost town come summer."

A sports bar and catered lunches at the community center, with nearby grocery shopping

Residents can stop in for a drink at the Arizona Traditions Sports Bar in the main community center with a popular outdoor patio and fire pit. The sports bar also regularly hosts special dining events put on by the local volunteer catering group, as well as rotating food trucks every Friday, live music performances at monthly Bar and Grill Nights, and potluck-style gatherings on Sundays during football season. The volunteer catering group also hosts lunches every Monday through Thursday on the patio at the community center’s resort pool and monthly community brunches from October through May. “There’s something about joining the volunteer groups that really connects you with the community,” Sixbey says. Safeway and WinCo Foods are just a couple of miles away for groceries, along with several locally owned dining options. Oregano’s serving specialty pasta and both thin crust and Chicago-style pan pizza, while The Toast Craft kitchen & Cocktails is a gastropub that serves scratch-made dishes using locally sourced ingredients.

Clubs for all interests and community events bring neighbors together

Across the community’s three community buildings, residents have access to a glass arts studio, a ceramics studio, a sewing room and a woodshop, catering to a variety of arts and crafts clubs. Residents can join a variety of hobby groups like Book Club, Writer’s Club and RV Club, or join one of the community’s many sports clubs in everything from bowling to pickleball to water volleyball. “There’s something for everybody,” Sixbey says. “You’ll find your niche, for sure.” The ballroom at the main community center regularly hosts live entertainment, community dances and theatre performances. Locals can also bring their lawn chairs and coolers to the softball field twice a year when the community hosts a variety of ‘70s rock cover bands and food trucks. “It’s like a mini Woodstock,” Sixbey says. She also adds that residents go all-out for the decorated golf-cart parades that take place throughout the year during holidays like Christmas, Halloween and the Fourth of July.

Proximity to the 303 connects residents with stops throughout the metro area

Traditions Loop Road, known among residents simply as “The Loop," is a 2-mile route that encircles the golf course, and is where residents will commonly run into each other while out walking and riding their bikes. The Loop also has a designated golf cart lane, as many residents travel within the gates via golf cart. Arizona Traditions is bordered to the south by Bell Road, a major east-west thoroughfare through the northern Phoenix metro area. The community is also just a few miles from of the 303 Freeway, which provides residents access to stops throughout the West Valley. The 303 leads roughly 15 miles south to Interstate 10, providing a straight shot to Downtown Phoenix and Phoenix Sky Harbor International Airport less than 40 miles from the neighborhood.
