Outdoor recreation and urban fun within reach

Situated north of Denver in Adams County, Thornton’s Cherrywood Park balances suburban comfort and Colorado’s emphasis on outdoor recreation. While much of the area was once open farmland, modern development has transformed it into a suburb filled with affordable houses, open greenspace and easy access to main roads. “Thornton has grown a lot in the last few years and it continues to grow,” says Danny Hoeft, Realtor with eXp Realty and longtime resident of the area. “It’s got its own identity and its own amenities, but it’s still close to Denver and the outdoor stuff people love, too.”

Traditional styles at some of the best prices in the Denver metro

Developed primarily in the early 2000s, Cherrywood Park offers single-family properties in a variety of ranch-style, two-story traditional and Craftsman-inspired designs. Home prices typically range from the mid-$600,000s for smaller ranch homes up to around the high-$800,000s for larger models on bigger lots. Townhouses and condominiums can also be found, starting at $400,000 and reaching up to $525,000. These prices are below the Denver median and have stayed the same over the past year. Homes stay on the market for about 25 days, which is shorter than the national average. “You’re getting more house for less money in a place like Cherrywood Park,” says Hoeft. “As far as the Denver metro goes, it has some of the lowest prices you’re going to find.”

Students have plenty of choice at Horizon High School

Families in the Cherrywood Park neighborhood are served by the Adams 12 Five Star Schools District. Elementary students can start at Prairie Hills Elementary, which earns a B-plus from Niche and is in the neighborhood so it is walkable for many. Middle schoolers can move on to Rocky Top Middle School, which also earns a B-plus, before finishing up at A-minus-rated Horizon High School. Horizon High is home to the FutureForward Program, a Career and Techinical Education program that aims to better prepare students for a career of their choice. Higher education is accessible at Front Range Community College in Westminster, the Colorado School of Mines in Golden or the nearby Red Rocks Community College.

Plenty of trails to hike and views to behold

Carpenter Park in central Thornton provides a lake, boat rentals, skate park and festival grounds, and is also home to the annual Thorntonfest celebration, which draws about 50,000 people. The neighborhood's namesake, Cherrywood Park, has fields, playground equipment and dog-walking trails. The Thorncreek Golf Course is an 18-hole championship course that offers views of the surrounding Rocky Mountains. Those seeking hiking opportunities often head to the Rocky Mountain Arsenal National Wildlife Refuge, which is home to hiking trails that offer chances to spot bison or deer. Additional mountain hiking is reachable westward near Golden or in the foothills. “It’s a dream spot for people who like to hike,” says Hoeft. “You can always find a trail to explore and it will take ages to hike all of them, and that’s just hiking – there’s no shortage of outdoor stuff to do.”

Orchard Town Center is home to retail and dining options

Restaurants and shops line East136th Avenue and Colorado Boulevard. Popular spots include Haven’s Dragon, which serves authentic Chinese cuisine. Just a few miles north lies The Orchard Town Center, home to retailers such as Target, plus dining options like Bad Daddy’s Burger Bar and 3 Margaritas. Grocery shopping nearby includes King Soopers and Safeway. “The great thing about that neighborhood, and really Thornton in general, is that you’re 15 minutes away from everything,” says Hoeft. “If you get tired of what’s right next door, you can be in downtown Denver in no time.”

Convenient location makes commuting simple

Set near Interstate 25 and E-470, Cherrywood Park grants straightforward commutes into Denver and other areas along the Front Range. "It makes a lot of sense for commuters because it's the kind of place you don't have to leave for basic things," says Hoeft. "At the same time, you can get wherever you need to be pretty quickly." RTD bus routes and Park-n-Ride facilities in Thornton provide limited public transit options, though personal vehicles remain the main transportation mode for most residents. Denver International Airport is approximately 25 miles east.
