Active neighborhood associations foster pride in ownership and a sense of community about Village at Fisher’s Landing, part of a larger development on the east side of Vancouver. “The homes have aesthetic appeal, and the communities there have homeowners associations that don’t allow for rentals,” says Kat Tarr, a managing broker with Windermere Northwest Living. “People find that the communities are better maintained, and there is more of a sense that ‘It is mine, and I have to take care of it,’” she says. Though residential streets with wide, shaded sidewalks and pedestrians paint an image of quiet suburbia, the neighborhood is conveniently connected to both downtown Vancouver and downtown Portland.

Neighborhood association maintains uniform streetscapes
Leafy trees shade sidewalks throughout the neighborhood—that’s because the Village at Fisher’s Landing Neighborhood Association’s Covenants, Codes and Restrictions state that sidewalks must be integrated in front of all constructions and each homeowner must have two flowering or deciduous trees on their properties. Large arched windows are common architectural touches among the new traditional homes from the late 1980s and early 1990s that make up the northern part of the neighborhood, costing between $800,000 and $900,000.
The southern half of the neighborhood doesn’t have as much development, though new builds from the 2010s often come with modern, asymmetrical roof lines and tuck-under garages. Fetching between $550,000 and $575,000, many of these properties have monthly homeowners association fees close to $90. Otherwise, the neighborhood consists of the Vista Del Rio manufactured home community, made up of homes from the end of the 1970s and the 1980s that range from $135,000 to $210,000. The CAP Index Crime Score in the neighborhood is 2 out of 10, which is lower compared to the national average of 4.

Connected to downtown Vancouver and downtown Portland
Lewis and Clark Highway, also known as Washington state Route 14, connects the neighborhood to the two major city centers nearby. It runs west to downtown Vancouver, about 10 miles away. Before it reaches downtown, it traverses interstates 5 and 205, both of which lead to Portland. Downtown Portland is only 7 miles farther than downtown Vancouver; the commute tends to be significantly longer—about 40 minutes—than that to Vancouver because of traffic. Residents can catch the Fisher’s Landing Express line from Fisher’s Landing Transit Center to both city centers on weekday mornings and evenings as well. More locally, 164th Avenue leads to grocery stores and local restaurants north of the neighborhood.

Sorrento-style pizza and an Indian lunch buffet
A short commercial strip along 164th Avenue has two casual dining options. Pizza with fluffy, lightly charred crust is made Sorrento-style at La Sorrentina, which was so popular as a food truck that it became a brick-and-mortar establishment near the neighborhood. Next door, Chutneys Indian Restaurant and Grocery Store serves hearty dishes like chicken tikka masala, butter chicken and lamb vindaloo and offers a generous spread during its lunch-hour buffet. More north, New Seasons Market and Fred Meyer are the area’s supermarkets, though residents living on the east side of the neighborhood may be closer to Natural Grocers or Quality Food Centers (QFC).
College and career help at Mountain View High
The neighborhood’s youngest students may attend Fisher’s Landing Elementary School, which earns a B-plus grade from Niche. From there, they may advance to B-rated Shahala Middle School before enrolling at Mountain View High School, which earns an A-minus. The high school offers help with resume writing, the Free Application for Federal Student Aid (FAFSA), mock interviews and other guidance at its career center, as well as 63 after-school clubs, like the debate team and weightlifting club.

Future development in store for Hambleton Park
Embraced by the newest subdivisions in the neighborhood on one side and the Vista Del Rio manufactured home community on the other, Hambleton Park is the neighborhood’s 4-acre green space. Though a lone picnic table sits in the open space now, future development plans include walking trails, play equipment and athletic courts. Residents can traverse 34th Street to reach a trail leading to Heritage Park and a circular path around the green space. “There are parks in other places which you never really see anyone at,” Tarr says. “It’s not like that. This is a true neighborhood park. People tend to really want to spend time with each other here.”
