An active community with mountain views and plenty of local taco spots

Rolling hills and mountainside orchards can be seen from almost every corner in Westside, a vibrant Ventura neighborhood. Also known as The Avenue, the Westside community is teeming with creativity and culture, from its numerous art galleries and local events to its authentic Mexican cuisine. “The Avenue is the place to go in Ventura for tacos,” says Mike Love, a local Realtor with eXp Realty of California. “There are several family owned places that have been around for decades offering window service or just a few tables, but they are some of the most popular eateries in the neighborhood.” Along with its great taquerias, the area is conveniently located near downtown Ventura, popular beach spots and hillside parks.

Spanish bungalows and Mediterranean-inspired estates

In Westside, bungalows and cottages feature Spanish-style architecture, with small fenced-in front yards full of citrus trees, palms and low-water-use landscaping. “The market in Westside is a bit more affordable than the surrounding Ventura neighborhoods,” says Love. “It’s a popular area for those moving into town from further north, plus, the streets are walkable and residents can quickly pop out to grab take out along Ventura Avenue or grab something from one of the nearby convenience stores.” Most of the smaller homes on the neighborhood’s south side were built between the 1920s and 1970s, with prices ranging from $415,000 to $900,000. Larger, Mediterranean-style houses in the north end were largely built after 2017 and go for $1.1 million to $1.3 million.

A prime spot for authentic Mexican cuisine

Lovewell Tea & Coffee is a cozy cafe in the northside of the neighborhood, serving seasonal drinks and baked goods in a relaxed setting. Patrons can be found remote working or catching up with friends at Lovewell’s tables, while local art adorns the walls. Taquerias are around nearly every corner in Westside, like Lalo’s, Taqueria Tepatitlan and El Asadero. “Taqueria Doña Raquel is a local favorite,” Love says. “It’s my go-to spot for any Mexican food, from tacos to tamales.” For something sweet, locals can swing by La Frutileta Michoacana for ice cream and fruit or Russell’s for donuts and coffee. The Red Barn Market sells produce, baked goods, tacos and a small selection of groceries, while Vons is a short drive south.

Afterschool programs at Westpark Community Center

E.P. Foster Elementary School sits on the corner of Ventura Avenue and earns a C-plus grade from Niche. De Anza Academy of Technology and the Arts receives a B and places focus on project-based learning and hands-on experiences in its STEM, art, and music programs. The middle school has several unique electives, like C-7 STEM, where students work together in the makerspace to build projects like solar-powered race cars. Ventura High School earns an A-minus rating and offers dual enrollment courses through Ventura County Community College. Students can choose from nine career education pathways, including environmental resources, robotics and commercial construction. The Westpark Community Center hosts youth afterschool and camp programs, classes for all ages, sports activities and a small community garden. The Avenue Library sits on the corner of Ventura Avenue and Simpson Street, and, along with its wide selection of books, hosts programs and events like story times, teen clubs and LEGO workshops.
