For communities in Northern Virginia, buyers often have to prioritize yard space or close access to retail and dining. But if they've got a higher budget, Oakton has both. "Buyers look here for the larger lot size, lots of trees, and the sense of privacy, as well as highly ranked schools," says Kelly Martinez, an Oakton local and owner of Fine Nest Realty with eXp Realty. Spanning 10 square miles across Fairfax County, the area is characterized by stately homes with vibrant landscaping that are just a few minutes from forested parks like Difficult Run or shopping centers like Fair Oaks Mall and the newer Mosaic District. Oakton's population from the 2020 Census was 36,732 residents, a 7.5% increase from 2010. Northern Virginia is a massive hub for tech and IT jobs, with a significant portion of the world's internet traffic running through the region. Fairfax County hosts 20 data centers, and neighboring Loudoun County hosts 71 centers. Locals can also commute to federal employers in Washington, D.C., by car or Metro in half an hour.
