Just over 2 miles south of the James River, Broad Rock is a residential community only a few miles from the central artsy hub of downtown Richmond. Buyers are drawn to the community for its proximity to the city, alongside its well-maintained bungalows and central community garden. "You're able to get to a lot of places very quickly," says Realtor Noah Tucker of Hometown Realty. Tucker has sold homes across Richmond for nearly five years. "It's super close to Route 1, Hull Street, Midlothian Turnpike, VCU and the whole downtown area."

Laid out in a grid system, the Broad Rock neighborhood has paved sidewalks and wide, smooth roads that provide ample parking space. Along these tree-lined streets are many Craftsman-style bungalows sporting low-pitched roofs and wide porches with thick columns. Cape Cods, rectangular in profile with gabled dormers and central chimneys, can also be found throughout the neighborhood. Most homes in the neighborhood were built in the 1920s and '30s, so a few need repairs or have seen some modifications over the years. Most houses have two to four bedrooms and sit on small lots with shallow, level front yards and mature landscaping. And homes cost between $100,000 and $250,000. "Demand for these homes is high, and inventory is low," Tucker says.

Richmond Public Schools
Kids growing up in Broad Rock attend Richmond Public Schools, which received an overall C-plus on Niche. Students first attend Swansboro Elementary School, which has a student-to-teacher ratio of 11-to-1 and a C on Niche. The elementary school participates in Richmond's Lit Limo program, a library on wheels that travels to schools in the area to increase literacy. Every child under 18 who visits the Lit Limo receives a book of their own, is invited to participate in a read aloud and can sign up for a Richmond Public Library card. Students head to River City Middle School next, which opened in 2020 and is yet to be scored by academic reviewers. Students head to Richmond High School for the Arts to earn their diplomas.

In the heart of Broad Rock is the Broad Rock Community Garden, at the intersection of Broad Rock Road and Stockton Street. Part of the city's Richmond Grows Gardens Program, which supports urban agriculture by making city-owned property available for community use, the garden hosts workshops on topics like fruit tree pruning and offers weekly workdays to tend to the garden. Broad Rock Community Garden is one of 14 gardens located in Richmond. With a dozen raised beds and a covered gathering space with picnic tables, the Broad Rock Community Garden is a neighborhood gathering point. Locals also head to Forest Hill Park to enjoy a day outside. The park features tucked-away trails, a playground and pickleball courts.

Hull Street provides Broad Rock residents with most of their shopping and dining needs. Southside Plaza and Circle Plaza are adjacent outdoor shopping centers with a few more spots to eat. Locals enjoy tender curry goat with rice and peas at Queen's Jamaican restaurant or shrimp egg rolls and lo mein dishes at Cheung Wah Chinese Restaurant. There are five fast-food restaurants in the plaza for a meal on the go. For groceries, shoppers head to Super Fresh off Hull Street Road, then to Roses next door for everyday essentials and household items.

Navigating Richmond
The GRTC Transit System serves Broad Rock, and several stops line Hull Street and East Broad Rock Road. While bus stops are within walking distance, many residents also drive to get around. Commuters mostly take Hull Street into Richmond's heart, about 3 miles away. Right down the road from Broad Rock is the Richmond VA Hospital, formerly Hunter Holmes McGuire Veterans Affairs Medical Center, until it underwent a name change in 2023.
